Buy all your tile from the same batch (dye lot) and keep a few spares for future repairs.
How it works
Tiles = area ÷ ((tile length + joint) × (tile width + joint) ÷ 144), plus waste. Diagonal layouts add 5% more waste for extra cuts. Thinset covers about 90 sq ft per 50 lb bag, and grout uses the joint volume.
Worked example
A 10 × 8 ft floor with 12 × 12 in tiles and ⅛ in joints, laid straight:
- Each tile covers 12.125 × 12.125 ÷ 144 = 1.02 sq ft
- 80 ÷ 1.02 = 78, plus 10% = 87 tiles
- 9 boxes of 10 sq ft, 1 bag of thinset and about 5.9 lb of grout
